Every Property Deserves To Be Staged... Regardless of Price Point.
I hear this so many times... some Realtors and Sellers won’t even consider
Staging a property unless it is at or above a certain price point.
And why is this?
1.Every property has a set of possible buyers for it... a set based on the location, list price and condition of the property. And while not every buyer is alike one thing they have in common is that the property needs to appeal to them.
We’re still going to suggest editing, packing, cleaning and repairing no matter what the Price Point.
2. Staging is all about making sure the property appeals to a broad scope of possible buyers and that the property’s assets can be seen. This is true regardless of Price Point.
A 1200 square foot home still needs to show its space as much as a 45oo square foot home, sometimes even more so. A bright chartreuse wall has the same effect in any price point.

Well I totally agree and just suggested! Every home regardless of price does have their own audience of buyers and deserves to be shown off in it's very best light!
I agree with you. We have staged homes from as little as $115,000 to as much as $459,900. We even staged our own home when we were selling it. People want to fall in love with a perceived lifestyle when they are shopping for a home.
Kathy - You are so right. Every home should be optimized. Sometimes, on a less expensive place or smaller place, staging can have an even higher impact.
Good morning, Kathy.....you're right....a property does not have to be a luxury home to qualify for staging.... even the basic home will demand top dollar in its price category if it appeals to the senses....looks good....smells good....

Yes, I totally agree. Sell that idea to the cheap real estate agent and their even cheaper buyer...
I'm surprised that an agent that would say that sort of thing would even take a listing at a certain price point if they didn't think it was worth staging BARFF.
I agree! The lowest price point I've done was a home in Atlanta for $89K. It came out beautiful and the investor loved it.

Kathy, Great reason to get all properties to be stagged! It is sometimes hard to get people in my area to even just clean the place out! Some areas are more receptive to this than others. Then i have clients that stage their own homes so well, its amazing! Too many people are watching those tv shows..LOL
Staging is so important to some homes being sold whether big or small, new or old, staging still gets the house sold quicker. It looks cleaner, neat, presentable and fresh. It works
Well done, Kathy. I hear this, too. Most of the time the claim is that because its a low price point, their isn't a margin for the cost of staging. My response, there won't be a margin without it!
Absolutely right on Kathy, an emotional attachment comes in all sizes-and a professional stager can get the job done more efficiently and effectively than the homeowner because he/she brings a fresh perspective.
Much like every house is someone's home, every home on the market should be staged to maximize the buyer's experience... and generate a closer to asking price offer.

Merv- Buyers don't want to walk in on a home that is in disarray or disrepair, doesn't matter the price point.
Debbie- absolutely, a smaller home may even benefit even more!
BarbaraT- I provided a consultation for an $80,000 home. The only expense was cleaning supplies, lots of large trash bags and some elbow grease.
Michael- I still think that many people don't have a complete understanding of exactly what staging is.

Janis- I agree that some areas of the country still are not sure what staging is... and yet I've also seen homes whose owners did a beautiful job of staging.
Stella- yes.. staging or showing the home at its best will help get buyers to want to see it based on Internet pictures.
Kim- good response. The money they lose for every day the house is on the market.. the amount of the first price reduction... these are much more than staging.

I would argue that many times a lower price-point home might need the added sparkle and assistance that a staging can do for it. Those looking at these homes might see potential and value that they might have totally overlooked had it not been staged. Isn't that the whole idea, no matter the size or sales price??

there are a few banks I'd like to send your post to as well. NOT that it would do any good. But in a 500,000 to 1 + million dollar foreclosure do they know the harm they do themselves selling as is and empty?
Kathy, I remember a million+ listing we had and the buider threw on a few pieces of mis-matched furniture just to give it a lived-in look. That was a disservice to the amazing architecture and beauty of the home. The owner finally agreed to hire a stager to make it a show piece and it was when she finished!

Kathy, Ive been negotiating a 3.5MM home and several of the rooms had no, or garage sale type furniture. My buyers becam suspicious....is it a divorce?

Wanda- I know of some remodelers who call putting in some plants and towels staging!
Ellen-I staged a bank-owned 2 million home last year. We opted to do the primary rooms with quality furniture rather than "vignettes" here and there. And, I did catch your latest Whales Tales!!! I love it!
Hi Kathy--can you hear me standing and applauding your post all the way from Maui? I say this all the time to Realtors just as I say that vacation rental units can and should be staged. You are on a roll here writing some awesome staging posts!!!
I actually do see your point. It's valid and yet, there's only so much money you want to spend on a house worth 85,000.

I agree, it is the best case scenario if sellers want top dollar. I actually tried to get a short sale client to allow me to do some minor staging - she refused - Her attitude - "There's no way, I'm putting any effort into something that's already been such a pain to us." ( By the way, I would have paid for it - she meant effort, as in keeping it looking good for prospects) Argh.
Janet- why.. I do think I heard something coming way off from your area! Thank you for your very kind words.
Jill- I hear you but a consultation averages about $125-200. That alone is less than another month's mortgage, insurance, utility bills, and the inconvenience of having your house on the market. And so many times (and I've given consultations for that price point) the expense after the consultation really involves cleaning supplies, and some elbow grease.

Debb- I agree... I have a great Realtor I work with who's offered to pay for some consultations but like your client, they just didn't want to put any more effort into their house.
