It always helps when these 3 …. Price-Condition-Location...... can come together to help get a property sold.  In this case, the Sellers were willing to add some TLC and Staging to a property that had Location already going for it.  Room Service Home Staging was asked to provide a reference point so that Buyers could get a feel for the home.

First step after some repairs was to add some warmth to the all white walls, which were making the house feel cold and blah.  We used a very soft taupe on the walls which when paired with the white trim gave the home a clean, crisp and fresh feeling.

Focusing on the primary areas of the property, we wanted to give the Buyers a sense of the possibilities of the house.  

Take a look.... the all white walls, double staircase and large entry were begging for something a little more inviting.

Adding an entry table gave a buyer something on which to focus when they entered the house.

While we got the Sellers to paint, the blue carpeting had to stay.  This family room is long so instead of the Buyer wondering where to put their furniture, we provided a suggestion.

The bedroom was a long one as well so we wanted to give Buyers a sense of where they could place their bed.

Our Active Rain Meet Up-What Fun it Was to Finally Meet People We Already "Knew"!

The Palm Beach County Active Rainers met Thursday night for our first Active Rain Meet Up.    And our favoriteActive Rain Coach and Active Rainer Katerina Gasset was there to host and coordinate the activities after giving one of her great presentations on Blogging at the Raincamp Online today. 

We met at E.R. Bradley's in West Palm Beach... just across from the Intracoastal.  And they were ready for us with a sign to greet us all.  Karen Anne Mathers and Barbara Martino-Sliva drove 1 1/2 hours from Vero Beach to attend! 

The dark clouds and heavy RAIN that have been showing up every afternoon stopped  just before we all arrived.  Special guest wsa Tristan, Nestor and Katerina's future Major League baseball star! It was a very relaxed event... like old and new friends getting together for a drink. 

Here's one thing I learned.... Katerina is exactly what she appears to be in the online webinars and in her blog.  I was listening to her and she is always coaching and giving information to help you.  It may be as simple as a little tip I learned from her about Google Chrome, ScribeFire and my Wordpress blog!

I hope you all had a chance to Meet Up with other Rainers in your area, and if not, pick up the phone or start punching on your keyboard and make something happen... even if nothing else but to meet over a cup of coffee!

Realtor's Association of the Palm Beaches-Twice the Fun and It Was Successful!

Yesterday was another of the RAPB's Monthly Lunch on the House functions.   But this time... we let technology strut their stuff!.  Palm Beach County is one of the largest counties in the state of Florida and to serve all of their Realtors, the Association has their main office in West Palm Beach and a Member Service office in Boca Raton.   

Our monthly lunches have been alternating between the two offices.  That may only be a 27 mile difference between the two offices but the drive time for a busy Realtor can be 45 minutes or more depending upon traffic.

So, thanks to modern technology, we had the first joint Lunch on the House..... and from what I could see it was a success!  Our speaker, Danielle Boutin, Manager of Emerging Technologies at RAPB, was at the West Palm Beach office and caught us up on Facebook .  

Realtors in Boca Raton watched and listened to Danielle's presentation and could also ask questions.  There were Affiliates in Boca as well.  

Having the lunch in both places allows more members to attend and have access to the many educational topics that are presented.

De-Staging a Home in Palm Beach County- The Good, The Bad & The Ugh-ly!

 

staged and sold signToday I'll be DeStaging a condo that sold in about 5 weeks.  We talk so much about Staging a Vacant home to help get it sold but we forget that for every Staging... there is a DeStaging!

So I'd like to tell you about the Good, the Bad and the Ugh-ly of DeStaging.

The Good-- Needless to say, the Good of DeStaging means that the property has sold... our Sellers can get on with their lives and move into their new home.  They no longer have to make sure their house is in model home condition when they leave for work.

And, Buyers have found the home they've been looking for! Families can begin to make many new memories as they settle into their new homes.

And for me, as a Home Stager, it will mean that I've done my job in making sure the home and all its possibilities were able to be seen by the Buyer.

The Bad-- this is when I wish I were Samantha Stevens (Bewitched!) and could twitch my nose and everything would be packed!   First I make sure the closing is a firm one because once everything is removed, should something fall through, it is expensive to bring everything back. 

         I arrange for a pick up by my Rental company.  Depending upon the time of year in South Florida the pick up date could be 5, 7 or as much as 14 days out.   I'll gather empty storage containers, bags, wrapping paper, and my Staging kit.  Everything gets rearranged in the storage area,,,,, again.

          If we're dealing with a Condo, then arrangements must be made with the Condo Association to reserve the freight elevator and that we have any special rugs or mats for the moving company.

The Ugh-ly--  DeStaging Day.... Everything is ready to go including a cooler of bottled water, Aleve, band-aids and someboxes tunes.   Everything that was brought in.... must be carefully packed and moved out.  Beds will be un-made and linens carefully folded.... pictures and mirrors removed.... rugs rolled up and carted out..... That's where the UGH comes in.  Why is it that what fit in 7 or 8 boxes when you Staged now seems to take 10 or 12??

          It doesn't stop there.  We want to make sure the home is left as we found it so floors and counters are cleaned and any trash we created is removed.  DeStaging doesn't end there... everything is unloaded... checked for damage... and then must be repacked so I'm ready to go for the next Vacant Staging!

So that's it... the Good, The Bad, and the Ugh-ly of DeStaging.... I hope to have many more coming up!

Staging a Vacant Condo in West Palm Beach...Stay Tuned to see How This One Turns Out!

One thing that South Florida has plenty of is condos.  You can get off the plane in West Palm Beach... look east and see a line of condominiums lining the coast.  And if you're trying to sell your condo you know that it needs to stand out from the rest of the competition.  I had a call from a Realtor who knew of Room Service! Home Staging through the Realtor's Association of the Palm Beaches monthly Lunch-on-the House functions.  

The client's condo had been totally redone and updated and was sitting vacant.  The location is perfect... on South Flagler Drive just across the street from the Intracoastal Canal and only minutes away from downtown West Palm Beach, with CityPlace for shopping, dining and entertainment.

However, our very wise Realtors and their client knew that besides being well-priced and move-in ready, they wanted to help jump start the Buyer's imagination by some light staging.  Take a look at some of the rooms in this 2 Bedroom/2Bath condo.

Think how hard it is when you move into a home.... deciding what to take... what goes where... boxes... papers everywhere!  Home Stagers do this every time we stage a vacant home.  

We must "shop" our inventory to see what will work in the particular home we're staging.  This may mean hitting the stores and CraigsList if our inventory is running low or if we need just the right piece for the house. 

It also means coordinating with the Realtor, homeowner, moving company and condo many times before the move.  I was fortunate to have a few friends/Stagers pass on some good advice when Staging a condo.... check each time to see if there were special rules for movers.  For example, moving trucks have to be gone by 4 pm or pay a fine; movers must use the freight elevator (which with my luck is always about as far away from the condo as it could possibly be); movers must first place planks or protective covering on all of the hallways they will use.

Next... moving day... and I mean literally DAY.  I've moved enough to know that yes, your furniture and accessories may get moved into your new home in 1 day but that's just the beginning.  You next spend days unpacking, organizing, and if you're lucky getting a few pictures hung on walls.  Stagers do all of this in a day.  Granted we typically don't stage every room in a house but we're unwrapping, unpacking, moving, hanging, tweaking in 1 day... often 4-5 hours.

West Palm Beach Fall Home Show with a Special Treat!

The West Palm Beach Fall Home Show is this weekend (Oct. 29 -Oct. 31) at the South Florida Fairgrounds.  

The Special Treat  is that .... Admission is free this year!!!  I spoke briefly with Jennifer Johnson, Marketing Coordinator for American Consumer Shows and while coupons have been offered on their website, it has been decided to offer free admission because of the economy.   

This is an excellent opportunity for homeowners, Realtors, contractors, Stagers and anyone else to see the latest in home improvement under one roof.  Exhibiting are not only brand name manufacturers, but also various service providers and retailers.

For the homeowner it is an opportunity to  have all of their choices for upgrading, renovating and updating without having to spend hours fighting South Florida traffic. 

For Home Stagers, Designers, contractors and Realtors it's the chance to become more informed about the latest and greatest in home improvement so we can pass information on to our clients.
