Room Service Home Staging recently helped this absentee Florida condo owner sell their home.   Having moved out of state, the owner was hoping to sell his condo... furnishings included.  Many Buyers looking for second homes in Palm Beach County want one that is furnished so that they can start enjoying our great weather and beaches as soon as they move in.  

Our job was to incorporate the existing furniture and accessories  with items that we purchased that would convey with the condo.  

The project involved creating a design plan for the space, shopping for additional items including linens, artwork and accessories and putting it all together so that all the new owner had to do was start enjoying South Florida.

Home Staging Tips in Palm Beach County- Take It Off…Take It ALL Off!

No…it’s not what you think!  But if your house is on the market or if you’re even thinking of selling your home, you know that today’s buyers prefer move-in ready homes.    Any repairs and updating they perceive they have to do will go into the “minus” column when they make their decision to buy and what to offer.

Wallpaper… that favorite that is either “in or “not” has the potential of screaming “DATED” when the buyer sees it.  Of course wallpaper can be removed, just as walls can be painted.

However do you want to risk a buyer:

1.       Not being able to “see” your space and its possibilities because they’re so focused on the paper.
2.      Factoring in how much it‘s going to cost them to remove the paper, and paint.
3.      Passing and putting a contract on a house just like yours but that has been updated.

This condo had location and a great view of the Intracoastal but the wallpaper was stopping the buyers as soon as they walked through the front door.

Once removed and painted, even the owner was amazed at how fresh and open the entry looked.

I have removed wallpaper myself once and it is doable.  There are wallpaper websites that will take you step by step on what to do and even provide a list of materials you’ll needto buy. You can also calculate the cost of having someone do it for you.


Can you sell your house even if you don’t remove the wallpaper?  Of course you can… but why not maximize each showing by doing what you can to make your home move-in ready.

One Little Day in the Life of a Stager


Shocking isn’t it.  I mean I used to work across the street from the Mother shopping bagsShip (The Galleria Mall in Houston)  and went there every day!  And as a Home Stager, part of my job involves shopping for home furnishings.   We need to continuously keep our eyes open  for interesting pieces to add to our Home Staging inventory.  

Furniture, accessories, linens, artwork.... they all become worn and need to be updated or replaced.  And there are pieces we need to add to our inventory that will enhance a particular style of architecture.   

And, as in the case yesterday, I needed to furnish a condo with inventory that will remain with the property.  Now under different circumstances this would have been a shopper’s delight.  But I needed to squeeze about 4 days worth of shopping into one.  

We’d waited for weeks to get the final OK from the seller and to get the unit cleaned and ready to go; throw in the holidays and we got it but not until early this week.  Wanting Village Square, delray beachto take full advantage of our selling season, we pushed to make sure the condo was staged as soon as we could and that meant a One Day Shopping trip for me.  

I began yesterday (Thursday) morning and at the end of the day I’d reached my limit.  

That is something I’ve never experienced!  If you’d handed me the “Don’t Leave Home Without It” card and said have at it, I doubt I would have had the energy,  

It’s Not Called Work Because It’s Easy!


Trying to furnish a home in one day... to help show the possibilities and liveability of the home is what we do.  

Yesterday I was all shopped out!  But with another staging around the corner I have a sense that feeling has passed and the shopping gene will kick in.

umbrellaI’d imagine even the most dedicated blogger has moments while struggling to find just the right title or topic for our next blog when we ask ourselves... “Why am I doing this?”   Admit it... come on.. don’t you ever question yourself?  

Well this week was like one of those you have every now and then; you know.. when it (ACTIVE) rains, it pours!  I was on my way back to Delray Beach on Monday when:


1.  I had 4 calls for my services for staging.  How did they find me?  Google
2.  I had a call from a Realtor who found me via an article in Florida Realtor Magazine.  The author for that article found me.... via Google.
3.  I had a call from someone asking me if there were a lot of birds out at Wakodahatchee!  (I wrote a localism post on it in September)  He is here visiting his mother and is familiar with the area.  Who knows?  Many of my staging projects come about when children sell their parent’s homes here.  
4.  A Realtor who found me on Google when searching for a Stager for her client, asked her partner if he’d heard of me.  Guess what?  He said “Yes, she’s on ActiveRain!”

So yesterday  on one of my appointments I  got to meet this Realtor, Sue Rundle David Serleand someone I felt as if I already knew...  fellow ActiveRainer David Serle.  If anyone knows the coveted Highland Beach Condo market it’s definitely these two.

So, whether you’re an ActiveRain Newbie or a Old Timer, if you’re ever asking yourself why you’re doing this....

Add Home Staging to this winning combo of ocean view and Highland Beach, Florida address and you'll have your high-rise condo SOLD!    Highland Beach, Florida is located in the southern portion of Palm Beach County  bordered by Delray Beach to the North and West, and Boca Raton to its south/west.  It is .6 square miles, sitting snugly between the Atlantic Ocean to the east and the Intracoastal Waterway to the west.  Its main street is Scenic A1A, which travels north and south along the barrier island.

This area was inhabited as early as the 1200's by the Caloosa Tribe followed by the Pirates of the 1500's up to the legendary Barefoot Mailmen who carried the mail by foot along the sandy beaches from Palm Beach to Miami.   All of our predecessors enjoyed and lived off the gifts offered up by the ocean and fertile land. 

Highland Beach's current "history" began 60 years ago when it incorporated with 21 registered voters.   Currently over 80% of its residents are retirees, with the median age being 62 years young.  There are 4155 year-round residents and double that during season (October thru May). 

If you're planning on putting your home or condo on the market, think about who your buyer will be.  Since most of the residents are not only retirees, but "snow birds" as well, they will want to be able to move in and do very little, if anything.  Some will consider buying a condo that is fully furnished.  In many instances, this residence is their second home, having their primary residence  somewhere up north.  (as in New York). 

If you are relying on the great views these condos have to offer as well as the sought after "Highland Beach" address, then you might find yourself waiting while the competition passes you by.  Buyers are paying for The View.  Windows and furniture placement should enhance it.  Space can be limited in the typical condo so your Buyer will need to SEE  how much space they will have.  Decluttering, Repositioning and Refining can help you achieve this. 

Give yourself the competitive edge- INVEST in Home Staging BEFORE  you place your property on the market.   Give your buyer a view they'll want to pay for:
