Boca Raton Home Staging- Tips for Snowbirds Selling Your Home

If your house is on the market and you plan to be away during Hurricane Season, here are some tips that won't derail your sale.  Boca Raton and so much of Florida has seasonal residents whom we call Snow Birds..... they migrate north usually around Memorial Day and return High Rise condosometime after Labor Day.   This also happens to occur during hurricane season which begins June1 and ends November 30th.  

If you're not selling your home, you would typically bring in all of your patio furniture as well as any items that could become airborne.  Then up go your hurricane shutters before you head north.   

However if you are selling your home in Boca Raton, you still want your house to be able to stand out... you want your potential buyers to be able to see your space.  You will want to leave your hurricane shutters off.  A shuttered home is a dark one....trust me.  

I spoke with Lu Cohen of Realty Associates  who said that many Condominium Associations will not allow residents to board up their homes when they leave so as not to send out a signal that "no one is home."  And if the home is shuttered, it is difficult to inspect walls and check for leaks should there be an inspection. ;  

Tips for Snowbirds Selling Your Home

1. Don't assume your Realtor will be available to check your house on a regular basis.  It's not that they don't want to but they have many other responsibilities besides one house.  There are services in our area, such as Signature Home Management Services, who offer home maintenance and repair and will care for your home when you are gone for the season.  Signature will check on your home once a week if it is on the market. 

 Shuttered House2.Make sure that your lawn and pool service are maintaining the exterior of your home.  If you have a cleaning service,  they still need to come out even though no one is living in the home, even if on a limited schedule, such as every  2 weeeks.   They can remove spider webs and dead bugs and ants that are there even if you aren't.  

3 Find a friend, relative or handyman who is available to get your house hurricane ready in the event of a storm.  It is best to do this prior to the actual issuance of a hurricane watch since this will probably not allow enough time to get someone out.  It will be worth the investment to be able to have someone take care of this rather than have your home boarded up all summer.  Ask your Realtor for advice.  They may know of contractors or handymen who can board up your house.  You can also ask the local retailer from whom you purchased the shutters for recommendations. 

4. If you have plants that will need watering and tending find someone to care for them or remove them.  Dead plants are not exactly a way to say "Buy me."  

Don't derail the sale  your home if you plan to be away for the summer.  Call your Realtor or Professional Home Stager for more Information.

Buying a Boca Raton Home-3 Common Mistakes First Time Homebuyers Make

I love Erica Ramus' 3 Common Mistakes First Time Home buyers Make.  We can spend so much time trying to find our dream home that we forget these important tips.  For example, how many buyers get caught up in the negotiating game to see who can get the best deal that they overlook the fact that they could lose their house over $50 a month.  

If you're about to join the ranks of Home Buyer or know someone who is, be sure to pass along these tips.

1. Not taking into account costs of home ownership in their budgeting process. They get preapproved for x and think they can afford that amount. But you should plan on buying a house under what the lender approves you for, so you are not house poor later. Things happen -- maintenance items such as roofs leak, furnaces break down -- and you need to have a cushion so you're not stretched too tight when bad things happen at the house.

 
2. In negotiating for the house purchase, not understanding the long term cost of an extra $5000 or $10,000. When negotiating, frequently two parties are almost there, and only a few thousand dollars may separate the buyer and seller. Buyers need to ask themselves, "How badly do I want this house?" If you're $10,000 apart, that's an additional $49.19 per month on a 30 year fixed loan at 4.25%. And $5000 is only $25 extra a month So if your answer is you have to have this house and you'll cry if you don't get it, can you afford an extra $49/month? That's maybe one dinner out for a couple, or giving up one fancy latte for 10 days each month. Can you do that? If so, why not pay the extra $10,000? If you don't care if you lose the house, then fine. Let it go. And if you cannot afford the extra $49/month then perhaps you're already over your head right now and should be looking at a less expensive home. I did this with my own home, which I bought 9 years ago. We were $10,000 apart and I really wanted this house. The extra $50/month has brought us 9 years of happiness in this house, which my family loves. I never looked back. 
 
3. Not getting a home inspection. Some buyers shave costs by skipping the home inspection. Instead they may have Uncle Larry look at the house, or trust dad's instincts. But unless Uncle Larry or dad are certified home inspectors, you're taking a chance. The $350-500 you put out now for a home inspection will seem like small potatoes if the home inspector finds a big problem you would regret later. Get a home inspection, or take your chances and don't complain later if the house has unforseen issues. Skipping this step is being penny wise but pound foolish.

Armed Forces Day -May 19- Celebrate and Honor the Day!

There are so many holidays and events that we celebrate but when the country pays tribute to all who are serving or have served in our Armed Armed Forces DayForces we should pause not only to say “Thank You” but to reflect on all the sacrifices that are made on our behalf by these men and women in uniform. Each year the President of the United States declares May 19 to be Armed Forces Day.

Would you be willing to be away from your family for months at a time and often during the holidays?

Would you have the courage to face enemy fire to protect others?

Could you enter situations where you know you may not return to fulfill your mission?

Would you give up some of your freedom to ensure that others would have theirs?


True many of our military are stationed here in the U.S. or may not be in a combat situation but the obligation to serve and defend is still there.  

In 1949, Louis Johnson, then Secretary of Defense announced the creation of Armed Forces Day to replace the separate days observed by the Army, Navy and Air Force.  This signified the joining of all of the branches of the military under one roof.. The Department of Defense.

I am very proud of those I know who have served our country... my father and uncles, cousins, high school classmates who served in Viet Nam, and my husband, a former F-4 pilot.  

Please spend a moment to reflect on what it must be like to serve, and then thank all you know and meet who have and are serving our country.

Room Service! Home Staging had the pleasure of providing a Home Staging Consultation for a  family in a small gated community in Palm Beach Gardens.  The Seller was aware of the  need to pack and remove a lot of their excess furnishings and just needed some guidance and a game plan.

When I met the Seller she had a goal which was to have the house on the market by the first of March.  After the consultation her plans were to gather her blended family, assign tasks and have everything done in a month.   (I wish I had more clients like her!)  She wanted to be able to take advantage of what was left of our selling season in Florida and that she did..... the house sold in less than  6 weeks.

I explained the goals of preparing her home for sale:


1. To make sure that any buyer would be able to SEE the possibilities of the property.
2. To make sure that the property was move-in ready.
3. To utilize as much of what the seller already owned as was possible.

6 Home Improvement Projects Whether You're Selling Now or Later!


Boca Raton Interior RedesignMay is National Home Improvement Month so why not use this time to  tackle  those repairs,  general maintenance and home updates you’ve been thinking about.   Selling your home is hard enough without having to take the time and money to handle all of those projects at one time.

Here are 6 areas where you can make a difference in your lifestyle now and in your home’s perceived value when you place that “For Sale” sign in your yard.

1.  Take a hard look at the exterior of your house.


* Check your roof and gutters.  Gutters may need cleaning or repaired.  Check roofs for loose shingles or leaks.
*  Your entry says “Welcome to your guests.”  Replace worn doormats.  Update the hardware and light fixtures if they are worn or outdated.
*  Make sure all of your windows are in working order and are clean!  It might be a good time to replace them with more energy efficient or hurricane windows.
*  Tame your landscaping!  Cut back overgrown trees and bushes.   Replace dead flowers and plants.  Add some color with flowers.
* Paint your house!
* Turn your backyard or deck into your own oasis with fresh plants, lighting, and new patio furniture.

2.   Flooring- if carpeting is worn replace it, but before you do consider a different type of flooring such as hardwood or tile.  We have an excellent flooring expert, Debbie Gartner, through ActiveRain who’s written on the different types of flooring available to suit your lifestyle and pocketbook.

3. Light fixtures and hardware- updating your lights and cabinet hardware can be one of the easiest and least expensive updates you can do.   At the same time, those heavy brass entry lights and builder basic bathroom mirror lights just scream “outdated.”

4. Interior walls - It is amazing what just changing the color of the paint can do boca raton interior redesignto give a home a fresh and updated look.   And while some will tell you that wallpaper is out... others have said it is making a return.  In any event, if the wallpaper you have was in your house when you bought it, then it’s time to make a change.

5.  Kitchens- this is probably where the family spends much of their time and one of the first rooms a Buyer will look at.  Why wait until you’re going to sell your house before you get the kitchen you want.

* New appliances- these can go a long way to give a kitchen an uplift.  And     many of the newer models are even more energy efficient and cook friendly.

*Countertops- granite is still popular but there are other materials such as engineered stone, tile, stainless steel and many more.

*Cabinets- Often it’s as simple as a change of hardware and a paint job but you can investigate replacing just the doors.

*Lighting- there never seems to be enough.  There are some pendant lighting kits that can be used where you currently have recessed lighting.  


6.  Furniture -placement and condition.  It is certainly not necessary to go out and buy all new furniture but it’s a good time to access what you have (and don’t have) and put together a plan.  It could be as easy as recovering the dining room chairs or interior redesign boca ratonrepurposing a piece of furniture that you’ve had in a back room.

 
If your favorite sofa has lived through pets, kids and everyday living, have it recovered or consider purchasing a new one.

The National Park Service-Get Your Pass And Start Exploring!


This Saturday is National Kids to Parks Day but did you know our National Parks Service makes our parks available to you and your family all year long?  The National Park Service, formed in 1916, cares for our parks......YES!...our parks!  Working with park partners and volunteers, they help to care for and preserve over 84 million acres of land, over 4.5 million acres of lakes, reservoirs and oceans, over Mountains43,000 miles of coastline, 68,561 archaeological sites and much more.

As part of the U.S. Department of the Interior the National Parks Service has over 20,000 employees and almost 2.5 million volunteers.  

So with summer approaching why not make plans to visit our parks!  There are passes you can get that will save you money!  The Passes are good at over 2,000 Federal Recreation Sites covering entrance fees at the National Parks and Wildlife Refuges and standard amenity fees at National Forests and grasslands.

Choosing Flooring in Boca Raton? Read this first!

If you're considering the type of flooring you want to install, Debbie Gartner, the Flooring Lady in Westchester NY,  has again provided us with some very useful information.  Before you decide take a look at what Debbie lays out.   It's not just about price per square foot, you have to consider the material, labor, and what the contractor will have to do to install your choice!

How much does flooring cost? Which types cost more? Which cost less?

Westchester Brazilian Cherry Hardwood flooring Now, of course, these are loaded questions, but I get this question often. I always hesitate to give per square foot prices because they vary so much and for so many different reasons...as you'll see.

For example, let's take hardwood floors ... the cost depends on what species and grade of hardwood. It depends on whether it’s solid or engineered. It depends on how wide the planks are. Prices can vary based on installation method (nailed vs. glued vs. floated as well as whether it’s prefinished or unfinished hardwood). The cost depends on whether or not you have plywood subfloor. It depends if we need to do rip up and what surface we are ripping up (carpet or hardwood or tile). It depends if your floor is level and whether we need to do floor prep. Further, prices can vary on whether it’s a small, mid or large size area.

 

Westchester hardwood flooring - floating floorIn addition, I don’t like giving per sq ft prices because customers will measure their room and do the multiplication and think that’s the price. But, they don’t realize that they need to account for many other factors including waste, acclimation delivery, transition pieces, whether we replace the base molding on the walls or just add shoe molding. As you can see there are MANY factors.  

 

Also, many customers can be misled when they go to a store as they just see the cost for the materials. Carpet Westchester County New YorkThese prices usually do not include the labor nor the other factors I just mentioned above. So, I have many customers that mistakenly think some surfaces cost less. Please bear in mind that these are generalities, so it does depend on which item you select and the conditions of your floors. Also, this can vary a based on your geography. But, for the most part, these generalities should hold for Northeast, Mid Atlantic, Mid West. It is likely that the prices for tile are a lower in some of the warmer climates - especially in the South, West and Southwest.  


So, here's a look at flooring prices from least expensive to most expensive – factoring in labor + material:

Carpet: In general, carpet is the least expensive surface. So, if you really need to save money, this is the way to go. The labor on carpet is lower and you can certainly find some less expensive carpets, especially when it comes to basement carpet.

That being said, carpet more than any other surface varies the most in price. As you get into much softer nylons, or multi-colored carpets or wool carpets, the prices increase and are sometimes even more expensive than hardwoods. But, as a general rule, carpet will usually cost you less than any other hard surface.

LaminateLaminate flooring is usually more expensive than carpet but less expensive than hardwood. The materials for laminate are less expensive and labor is lower. In addition, pending on the conditions of the current floor, sometimes, you can install laminate directly on top of what’s there.so this reduces cost of rip up and haul away.

Hardwood flooring – I really do prefer hardwood flooring over laminate, but it does cost more. (It’s usually worth it since in the long run, it will usually last longer). Oak and bamboo tend to be the lower cost hardwoods. Adding hardwood to your home not only looks great (and most people prefer), but it also improves the value of your home, so it is a great investment. Oh, and it’s easier (and less expensive) to clean and maintain.

Tile flooring – In general, tile is the most expensive surface to install. That’s because it’s the most labor intensive. This is often a surprise to customers because they’ll see tile in Home Depot and think, wow, this is less expensive than I thought…and, that’s true…the material is not that expensive…it’s the labor that drives the price on this one.

So don’t be fooled by looking at the material cost. It takes much longer to lay tile and it's rip it out and haul it away. When it comes to bathrooms, there are a whole slew of other costs that come along with this. Usually when you tear up the walls, you need to resheet rock (and/or add durarock for the showers). Often a mudjob is needed for the floor and the shower. Oh, and don’t forget about the cost of a licensed plumber for toilet & sink removal as well as replacement of the shower pan.

So, the costs for tile flooring really do add up. Tile is clearly the best choice for the bathroom, but just be aware that there are a lot of costs there. For regular floors (such as kitchens and entryways), tile will usually cost more. In warmer climates, tile is more popular, so the labor costs are a bit lower – same amount of labor – just more competitive rates.  

 

I hope this is helpful in providing some guidelines. As I mentioned, the prices will vary based on your circumstances and which material you are evaluating. This is another reason I like to go to customer’s homes. When I do, I can give them the prices for many different items and different surfaces so they can see the full price difference among their choices.

Tom's Place-The Boca BBQ Favorite is Back in Boynton Beach!

It’s always nice to find something you thought was lost, and that was the case when we re-discovered Tom’ Place on Boynton Beach Blvd.  Larry and I were out the other day and stopped in to Tom’s Place for some Bar-B-Q.   We weren’t sure if this was related to the Tom’s Place that we knew when we first arrived in Boca back in the late 80’s.

And I gladly report that yes... this is the reincarnate of Tom’s Place originally owned by Tom and Helen Wright.  However it is now run by Tom’s son-in- law and daughter, Gerard and Belinda Harris, the Wright’s youngest son, Kenny, and his daughter Kentiana.  

Located east of I-95 on Boynton Beach Blvd,  Tom’s Place still has the famous BBQ sauce, cornbread, pulled pork sandwiches, rib dinners, and homemade sides  liked black eyed peas, collard greens, potato salad, sweet potato pie and corn on the cob.  

Don’t let the bright orange catering truck throw you off.  You can drive up and order BBQ to go or eat inside.  There are plans to expand this location to include an outdoor dining patio as well.  

Tom and Helen Wright were not just about serving good BBQ, they were devoted to their family and their faith.  The original restaurant closed on Sundays so that they could cook meals for those in need in their community.  

The family still makes the famous Tom’s BBQ sauce which they sell at their restaurant.

National Kids to Parks Day-May 19th! Celebrate in Delray Beach!

National Kids to Parks Day- May 19th! Celebrate in Delray Beach!

Kids To ParksMay 19 is the 2nd Annual National Kids to Park Day created by the National Park Trust.  The goal is encourage our youth to get out and enjoy the outdoors as well as to ensure the future stewardship of our parks.   With the proliferation of electronic games and laptops, it’s important that our youth have the opportunity to experience the outdoors as we did when we were growing up.  

More than 15,000 families participated last year, and they’re hoping for more on Saturday, May 19th.  

There is a fun site (kidstoparks.org) where you can register and show your support of National Kids to Parks Day and learn about programs in your area.  There’s the Buddy Bison program where children can get their own Buddy Bison and send pictures and share their experiences  of their outdoor park travels with Buddy.

Did you know that already 68, 516 have pledged to

go to a park on May 19th!


Delray Beach will be participating with a free event on May 19 from 10 AM to 1 PM at Pompey Park.  There will be field events, arts & crafts,  free pool activities and much more.
