Home Staging Tips in Palm Beach County- How to Overcome a Small Yard!

Whether in Boca Raton, Delray Beach, Boynton Beach or West Palm, many of our 55+ communities have small or no yards.  Most recently I was asked by a Realtor to help her Seller overcome one major objection she'd been receiving in Buyer feedback... the yard was too small.

Just like location or a one car garage, there's nothing you can do to change that fact. But you can do some things to help overcome the objection of a small yard.

If you are staging your home for sale, here are some tips that will help you overcome a small yard.

1. Clean It Up! 
     Give away or trash chairs and tables that are broken or weathered.  
Remove all those empty pots, dead plants, no longer working grills and yard tools.  Find a place to store paint cans, hose and potting supplies.  Just as in your house, all of the clutter is distracting and takes away from the space.

 2. Draw attention to your patio or deck- make it an oasis.   By doing so, your buyer's attention will be focused on this extra space or room and the small yard could become an afterthought.
     Place your furniture in groupings or sitting areas using outdoor rugs to define the space.  Invest in real plantsand trash all of those faux plastic pink and white flowers.

3. Use care in choosing your plants and flowers.  Don't "clutter" your yard with lots of small pots or yard art; tall plants(such as bamboo)  can take the eye up. Don't give that trapped in feeling by having just a view of a solid wall of fence!  Consult with your local landscaper or nursery for recommendations. 
     As for color, again don't "clutter" your yard with lots of different colors scattered throughout.  Try picking a section of your yard and plant like colored flowers in that area.  You can add depth and different heights by placing some of those flowers in pots of varying heights.

4.  Don't oversize your area with an out of proportion grill.    Living in South Florida, we have the luxury of grilling and cooking outside 12 months out of the year. The same thing goes for your supersized grill as does your supersized television in the family room... Just because you can doesn't mean you should.

5.  Add depth and height by using planters or trellises; but remember to keep it simple.

6.  Finally, consider getting the advice of a Professional Home Stager  who can through a personalized evaluation provide a list of projects and ideas that you can undertake to get your home sold!
