Buyers Want What they Want and they Want it NOW!!

The way we do things is always changing, especially in how we buy houses. 

It is no longer enough to give your house a new coat of paint and a good cleaning.  Yes, you still need to do this but much more is asked and even expected from today's Buyers.

Ask most Realtors and they will tell you that today's Buyers want move-in ready houses. 

If your house is in need of TLC your potential Buyer may either walk and move on to the next listing OR they could offer much less than your asking price to compensate for what they think it will cost them to get it up to par. 

So just why is it that today's Buyers want Move-In Ready Houses?   moving

    1.  More than ever both parties in a couple work full time outside the home.   Many don't want to have to spend their limited free time renovating, updating or repairing. 

    2.  With the current economy, the non-DIY Buyer may not have the money or inclination to pay contractors or service people to get their "new" home ready. 
   
    3.  There are too many other comparable homes on the market; having a move-in ready home will help it stand out in the competition.

    4.  Buyers may want to do their own renovations and upgrades and buying a home that is in move-in condition gives them the option to do this in their own time frame.

Two Easy Steps to DeClutter Your Home!


DeCluttering is the buzzword of the day for anyone in the real estate , design, and home staging professions.   You hear it daily on HGTV; read about it in home decorating magazines, see it in a good majority of blogs, and it's probably mentioned by any Realtor or Home Stager in the first 10 minutes of their conversation with a Seller.

Yet, ask any Realtor and they'll  tell you that many Sellers still some  don't "get it".  Even after DeCluttering is suggested, the Realtor returns and is many times amazed at what is still left in the house.

What is Clutter?

Clutter is what prevents a buyer from seeing the potential in your house.  
Clutter is what catches your buyer's eye when they first walk in a room.
Clutter is what may cost you the sale of your house.

 
  There are really 2 kinds of DeCluttering:

     1. Toss it- Getting rid of things that should have been tossed days,months, years ago.  This includes magazines that still have the year "19__" on the cover; empty boxes that you're saving "just in case" you need them;  and  all of those items for which you have no use but bow to the inner "hoarder" in you and choose to keep.

Solution: Get large trash bags or boxes and start tossing or donating .

     2. Edit It- Unless you're a recent Architectural grad (they tend to go minimalist when they graduate), then you're probably like the rest of us and have way too much STUFF in your house.  

 That includes Big/Overstuffed furniture;  every photo of every relative you have from every age they've been; and every flat surface in your house (window ledge, book shelf, counter top, table top, desk top, Floor!) covered with every significant and not-so-significant treasure from every trip you or someone you know has ever taken.

Solution: Start discriminating  and packing.  Let's face it, you'll be moving soon anyway, why not get a jump on everything.  Over-sized furniture will eat away at equity, so edit your pieces and store the rest.  

As you all know, pack all personal photographs (you  want the buyer to focus on their living in the space, not you).  Pack and remove at least 2/3 of what you have on your shelves.  Buyers DO look inside your closets so now's the time to toss or donate what won't fit or is out of style and show the buyer just how much space you have.  

Don't let Clutter prevent you from selling your house!
