ReDesign, Update or Remodel... an alternative to selling!

Yesterday's USA Today reported that Home Remodeling has been on the rise.  And, if you think about it, it makes sense.  For homeowners who needed more space, wanted to down-size, or were just tired of their home, selling their house and moving made a lot of sense...... "way back when".

However, in our current market, many homeowners are choosing to stay with what they have.  Instead they have chosen to Update, ReDesign or Remodel their home.

Using this time wisely, a homeowner can make improvements that will not only  give them a renewed love of their home but could also help them when they do decide to sell their home in the future.

USA Today's article listed 4 things to consider before Remodeling:

1.What improvements will give you the biggest BANG for your buck.
2. How do you plan to finance your project(s)?
3. Are you covered either with insurance protection while the work is being done and increased coverage if you are building an addition.  And, will you meet current building codes and standards.
4. Consider cost-saving projects that may not be as visible as new granite in the kitchen but will still add to the value of the home. These could be projects such as updating wiring and plumbing in older homes or installing energy saving windows or heating and cooling units
  If you live anywhere in Florida and have a home built before current hurricane codes you might consider impact resistant glass or hurricane shutters.

We've all talked about virtual staging lately (witness Debra Gould's recent post)  and its place in Home Staging.  Everyone has an opinion. However, no mater where you stand on it, we can all use an easy-to-use Room Planner to help us and our clients SEE what we're talking about. 

Courtesy of Kim Komando (America's Digital Goddess. . hey that's what's on her blog) I ran upon Autodesk Homestyler.  It's free and easy to use.  All you have to do is register so that you can save your work.  You can share your designs via email, Twitter, Facebook and other social media. 

There are generic pieces and Brand names such as Sherwin Williams, Dacor, Merillat and others.  Flooring, plants, windows, bath tubs, sinks, kitchen counter tops, electronics all can be added as well. You can add paint color to further highlight your design. And, you can view it in 3-D!

Oh yes, there's even a Landscape feature.  You can add a pool, deck, mulch!, grass, whatever.

When you start, you select the Floorplan.  You can add wall openings, curved walls and closets.  Next add the flooring, paint, wall treatments (brick/wood/wallpaper), etc. Furniture, accessories (mirrors, vases, rugs) come next; whatever you want. 

When you're done, click on the 3-D feature.  I don't know about you but when I was a kid, I loved playing with blocks, my doll house and moving the furniture around, and even would take every book off of our bookshelves to build houses.  So, even if you can't find a use for this ( hard to believe), you can bring back the Inner Kid in you!!

How can you use this? 

1. To help you in Staging a room or rooms before you start ordering inventory, etc.

2. To help your client SEE what can be done.

3. To just have fun!
