Figures from Zillow cited in a recent South Florida Business Journal showed that South Florida Home Values fell 15.4% in 2010 about 10% higher than the national rate.
And about 46% of homes sold in December sold for a loss, again just over 10% higher than the national average. Since our peak in 2006, our home values have fallen 54.8%; more than 20% higher than the national average of 27%.
It may feel as if your home values are free falling and there's little you can do about it. You may not be able to control the whole housing market BUT you do have some control over your home and its perceived value.
Two Tips to add Value to your Home

#1 REPAIR OR REPLACE- now's the time to take care of those pesky jobs that you've been putting off, otherwise known as deferred maintenance.
- Replace worn or stained carpet, chipped tile, or faded wood floors
- If you have plumbing or electrical issues call in a professional to address them.
-Don't forget your curb appeal- take care of overgrown trees and bushes, plants that have long ago served their purpose.
- Screened in patios- Floridians know how our salt and sun can damage our screens. Don't leave them flapping in the wind!
#2 UPDATE - Look at key areas of your house and update where you can.
- Your kitchen is the focal point of your family life and that of a buyers. Take a good look at your appliances, counter tops and lighting. Any updates here will greatly enhance your homes value.
- Flooring- hardwood floors are in vogue but there are many more choices available today.
-Light fixtures- this is an easy update, especially if you're still living with the builder basics.
