Choosing Flooring in Boca Raton? Read this first!

If you're considering the type of flooring you want to install, Debbie Gartner, the Flooring Lady in Westchester NY,  has again provided us with some very useful information.  Before you decide take a look at what Debbie lays out.   It's not just about price per square foot, you have to consider the material, labor, and what the contractor will have to do to install your choice!

If you're not certain which flooring to get, contact your local flooring specialist.

How much does flooring cost? Which types cost more? Which cost less?

Westchester Brazilian Cherry Hardwood flooring Now, of course, these are loaded questions, but I get this question often. I always hesitate to give per square foot prices because they vary so much and for so many different reasons...as you'll see.

Originally posted at Which types of flooring cost less and which types cost more

For example, let's take hardwood floors ... the cost depends on what species and grade of hardwood. It depends on whether it’s solid or engineered. It depends on how wide the planks are. Prices can vary based on installation method (nailed vs. glued vs. floated as well as whether it’s prefinished or unfinished hardwood). The cost depends on whether or not you have plywood subfloor. It depends if we need to do rip up and what surface we are ripping up (carpet or hardwood or tile). It depends if your floor is level and whether we need to do floor prep. Further, prices can vary on whether it’s a small, mid or large size area.

Westchester hardwood flooring - floating floorIn addition, I don’t like giving per sq ft prices because customers will measure their room and do the multiplication and think that’s the price. But, they don’t realize that they need to account for many other factors including waste, acclimation delivery, transition pieces, whether we replace the base molding on the walls or just add shoe molding. As you can see there are MANY factors.

Also, many customers can be misled when they go to a store as they just see the cost for the materials. Carpet Westchester County New YorkThese prices usually do not include the labor nor the other factors I just mentioned above. So, I have many customers that mistakenly think some surfaces cost less. Please bear in mind that these are generalities, so it does depend on which item you select and the conditions of your floors. Also, this can vary a based on your geography. But, for the most part, these generalities should hold for Northeast, Mid Atlantic, Mid West. It is likely that the prices for tile are a lower in some of the warmer climates - especially in the South, West and Southwest.

So, here's a look at flooring prices from least expensive to most expensive – factoring in labor + material:

Carpet: In general, carpet is the least expensive surface. So, if you really need to save money, this is the way to go. The labor on carpet is lower and you can certainly find some less expensive carpets, especially when it comes to basement carpet.

  Wool carpet Westchester County NY

That being said, carpet more than any other surface varies the most in price. As you get into much softer nylons, or multi-colored carpets or wool carpets, the prices increase and are sometimes even more expensive than hardwoods. But, as a general rule, carpet will usually cost you less than any other hard surface.

Laminate flooring Westchester - floating floor

LaminateLaminate flooring is usually more expensive than carpet but less expensive than hardwood. The materials for laminate are less expensive and labor is lower. In addition, pending on the conditions of the current floor, sometimes, you can install laminate directly on top of what’s there.so this reduces cost of rip up and haul away.

Solid Hardwood flooring Westchester NY

Hardwood flooring – I really do prefer hardwood flooring over laminate, but it does cost more. (It’s usually worth it since in the long run, it will usually last longer). Oak and bamboo tend to be the lower cost hardwoods. Adding hardwood to your home not only looks great (and most people prefer), but it also improves the value of your home, so it is a great investment. Oh, and it’s easier (and less expensive) to clean and maintain.

Marble and granite flooring Westchester NY - entryway

Tile flooring – In general, tile is the most expensive surface to install. That’s because it’s the most labor intensive. This is often a surprise to customers because they’ll see tile in Home Depot and think, wow, this is less expensive than I thought…and, that’s true…the material is not that expensive…it’s the labor that drives the price on this one.

titile flooring Westchester County NY

So don’t be fooled by looking at the material cost. It takes much longer to lay tile and it's rip it out and haul it away. When it comes to bathrooms, there are a whole slew of other costs that come along with this. Usually when you tear up the walls, you need to resheet rock (and/or add durarock for the showers). Often a mudjob is needed for the floor and the shower. Oh, and don’t forget about the cost of a licensed plumber for toilet & sink removal as well as replacement of the shower pan.

Tile flooring with diamond inserts Westchester NY

So, the costs for tile flooring really do add up. Tile is clearly the best choice for the bathroom, but just be aware that there are a lot of costs there. For regular floors (such as kitchens and entryways), tile will usually cost more. In warmer climates, tile is more popular, so the labor costs are a bit lower – same amount of labor – just more competitive rates.

I hope this is helpful in providing some guidelines. As I mentioned, the prices will vary based on your circumstances and which material you are evaluating. This is another reason I like to go to customer’s homes. When I do, I can give them the prices for many different items and different surfaces so they can see the full price difference among their choices.

Palm Beach County Fire Safety:The Most Dangerous Item In Our Homes...

Please read and pass on Michael Thornton's excellent post on house fires and electrical wiring.  With so many "gadgets" we have now that need to be charged at night... cell phones, iPods, iPads etc...please make sure you have the right equipment.

Check your wiring and if you use extension cords make sure you're not overloading what you have.

Via Michael Thornton - Nashville, TN area Home Inspector - 615.661.0297 (Complete Home Inspections, Inc.):

The Most Dangerous Item In Our Homes...
53% of household fires can can be traced back to electrical problems. Fire deaths are generally higher when portable heaters and other small appliances are used. Many of these fires can be traced back to the misuse and abuse of extension cords.

Extension cords are one of the most dangerous items we bring into our homes. Overloaded circuits, poor maintenance, improperly sized for application, trip hazards and overheating are a few of the many among perils associated with these items.

Misused extension cordThe attached photo is a classic example why insurance companies classify extension cords as a fire safety hazard. The home owner used an extension cord that was designed and rated for light duty use such as lamps and other "light duty" appliances to run the air conditioner unit. Depending upon the size or tonnage of the unit, these can pull any where from 12 - 15 continuous duty amps which severely overloads the capacity of this light duty cord which is rated for 5-7 continuous duty amps.

For Your Own Safety
    •    Routinely check your electrical appliances and wiring.
    •    Frayed or cracked wires cause fires. Replace them immediately.
    •    Replace any electrical tool if it shocks, overheats, shorts out, or gives off smoke or sparks.
    •    Keep electrical appliances away from wet floors and counters.
    •    Be mindful of electrical appliances in the bathroom and kitchen.
    •    Only buy electrical products evaluated by Underwriters Laboratories (UL) or other Nationally recognized lab.
    •    Keep clothes, curtains, and other potentially combustible items at least three feet from all space heaters.
    •    If an appliance has a three-prong plug, use it only in a three-slot outlet. Never force it to fit into a two-slot outlet or extension cord.
    •    Don't allow children to play with or around electrical appliances like space heaters, irons, and hair dryers.
    •    Use safety closures to "child-proof" electrical outlets.
    •    Use electrical extension cords wisely; never overload extension cords or wall sockets.
    •    Immediately shut off, then professionally replace, light switches that are hot to the touch and lights that flicker.

Boca Raton Home Staging- 5 Tips for Turning Your Bathroom GREEN!!!!

Boca Raton Home Staging- 5 Tips for Turning Your Bathroom GREEN!

One of my favorite bloggers, Debe Maxwell, our Charlotte NC  go to Realtor, has shared 5 easy and relatively inexpensive ways to make your bathroom eco-friendly and save you money as well.

I've been using baking soda and vinegar for years and feel so much better about not rinsing toxic chemicals down the drain.

If you want to save money AND help our environment, please give these a try.

Via Debe Maxwell - Search Charlotte Homes for Sale - Charlotte NC Neighborhoods (iCharlotteRealEstate.com Savvy + Company Real Estate):

Five Tips to Make Your Charlotte Home’s Bathroom Greener

No, this isn't about painting your bathroom walls green or adding green tile to your bath!  We’re all into being as 'Green' as possible these days.  Everything from recycling to lighting, we do everything that we possibly can to save our beautiful earth. We’ve considered ways to save in our kitchens but, what about our baths?  Let’s look at a few ways that you can make your Charlotte home’s bathroom more eco-friendly.

Here are some tips on saving water and more in your home baths:

  • Green eco-friendly baths in Charlotte NCTurn down the water heater. Hot water heaters use nearly 20 percent of the average Charlotte home’s energy. Most manufacturers preset hot water heaters at 140 degrees. Reducing water temperature by 10 degrees saves 3 to 5 percent in energy costs. In most cases 120 degrees is perfectly comfortable.
  • Fix the toilet. A leaky toilet wastes unimaginable amounts of precious water. In addition, toilets made before 1990 use an average of 3.5 gallons with every flush.  (Low-flow models use as little as .8 gallons.) But you don’t have to replace your toilet to save. To retrofit an old toilet, opt for this free fix and save ½ gallon per flush: Fill an empty 2-liter bottle three-quarters full with sand or stones; fill the rest with water and place it in the tank as far from the valve as possible.
  • Don’t use commercial drain cleaners.  Common drain cleaners contain lye, hydrochloric acid and trichloroethane—toxins that corrode the plumbing in your Charlotte home’s bathroom and linger in the water supply. For a safe alternative, use this easy method: Pour ¼ cup baking soda down the drain followed by ½ cup vinegar. Cover tightly until the bubbling stops and flush with a gallon of boiling water. Repeat if necessary.
  • Replace or upgrade your old faucet. Faucets account for more than 15 percent of indoor household water use, so reducing their flow (by up to 30 percent) with WaterSense-labeled products will amount to huge savings. If you don’t want to replace your old faucets, you can achieve the same water savings with very inexpensive faucet aerators.
  • Use recycled toilet paper.  According to Greenpeace, Americans could save more than 400,000 trees if each family bought a roll of recycled toilet paper—just once.

Want to buy a home that already has a green bathroom? I can help. Give me a call today at (704) 491-3310 or email me at Broker@TheCharlotteScoop.com.

Are We Moving Towards a Jetson's Style Home or Could We Be Going Back to the Basics?

Are we moving towards a Jetsons style home or could we be going back to the basics?

mc mansion

I read an article in Yahoo Real Estate that looked into the home of 2015 in which it pointed out what we could expect to see more of and less of in the homes of the future.
And, over the past 2 or 3 years, I’ve read that builders were seeing fewer McMansions being built.  Surprisingly, for those hoping to see George Jetson, they may have to wait.

Some of the features we can expect to see according to the article are:
    -Spacious Laundry Rooms
    -Master Suite Walk in closets
    -Porches
    -Eat-in Kitchens

What can we expect to see less of:
    -Formal Dining rooms
    -4 bedrooms or more

    -Media or hobby rooms

Of course the economy plays some part in this trend... smaller homes can be less expensive to build. And hopefully our desire to own the “biggest” or have 2 bathrooms for every person in the house will wane.

Some Builders think that all they have to do with Baby Boomers is just put a home into a shrinkie machine (remember those). Baby Boomers still want the features we’ve always had,   As a member of the Boomer segment, I’m not ready to throw in the towel... yet. I still want a kitchen large enough for entertaining. But, we don’t need family rooms that are so large we feel like we have to buy a pool table to fill in the space.  We know that when we have family and friends over, everyone ends up in the kitchen, so we want space for that.  I may be aging but I didn't shrink that much! My Master Bath area is still important to me. What I don’t need are large secondary bedrooms or formal living rooms.

Use-ability, multi-function areas, and  functionality seem to play a key.  Media rooms?  Seriously... how many times are they really used.  It just sounds nice to say you have one. Who needs a room just for wrapping gifts?  Home offices... absolutely need one.

Other features we can expect to see are “Green” elements to the home, and either one-story homes or at least if a two story, one where the Master Bedroom is on the first floor.

How does this information affect Realtors or Home Stagers?  I’d love to hear your thoughts.  For me as a Stager it may mean making sure I highlight the functionality of each room; that I make sure the seller edits their closets to show the storage it has; and to not leave the laundry or utility as an afterthought but to make sure it’s space is highlighted.

As for getting back to the basics?  I see nothing wrong with that... there’s something nice about familyhaving the family actually see each other when they’re in the home as opposed to every one being off in their little “i love me” spaces.

Interior Redesign in Palm Beach County: 3 Tips You Need to Know When Hiring a Contractor for Your New Impact Windows!

Interior Redesign in Palm Beach County: 3 Tips You Need to Know When Hiring a Contractor for Your New Impact Windows

Whether you live in the north or here in sunny South Florida, replacing your existing windows with Impact Windows is a windowgood way to update your home.   In addition to the added value should you decide to sell your home, there are many benefits that come with impact windows

Besides protecting you from Hurricanes, Impact Windows can help deter break-ins; are more energy efficient; can save you money from insurance discounts; reduce noise and can offer some UV protection for your furniture and flooring.

So Let's Shed Some "Light" on what you need to know before you hire your Impact Window contractor.

1. Read your Contract carefully!- If you are not comfortable with this, enlist the aid of a knowledgeable friend.   Here are some points you want to pay particular attention to:
      * Make sure start and end dates are listed.
      * Make sure the scope of the work is detailed along with a description of the  material to be used.
      * Check the list of permits and licenses that the contract spells out.
      *  Know what the clean up policy is
      *  Make sure warranties are covered.

contract 2.  Get references and actually speak to them.  Be cautious if your contractor asks you to obtain the permits and licenses.  Never feel pressured to sign right away.  And, show them the door if they have "leftover material from another job'

3.  Do your research.  Go to a showroom and look at the product.  Ask what the warranty is.  Ask questions.  And do  your research on the Internet.

Allow some cushion time BEFORE you move in IF you plan to do some renovation work to your new home

Debbie Gartner of Westchester Flooring in White Plains, NY gives us excellent advice for anyone considering doing some home renovation involving their floors.

As much as we want to get it done and get it over with... you need to allow for delivery time, the time for the wood to acclimate to the new climate as well coordinating with the schedule of the installers.

Don't set yourself up for some disappointment, headaches and extra expenses by waiting until the last minute.  Speak to your professional flooring specialist.

And, for more information, check out Debbie's blog... our flooring specialist.

Via Debbie Gartner - Westchester Flooring -Hardwood Floors Carpet Tile Refinish - (Floor Coverings International Westchester NY & Fairfield CT):

It's happened again...I've met/spoken w/ 3 people in the last week with closings mid week and planning to move in over the weekend and would like new flooring and refinishing work before they move.  This is next to impossible.

Westchester hardwood flooringDon't forget the following when it comes to flooring (or refinishing hardwood floors).

  • If you are installing new materials such as hardwood or carpet, don't forget about delivery time.  I usually allow 2 weeks.  Sometimes it comes sooner; sometimes it takes longer.  With unfinished hardwood, we can usually deliver within 2 days, but most other products take at least 1 week and usually 2 is a safe bet.
  • If you are installing hardwood or laminate, it needs to be dropped off and acclimate for at least 2 days.  Most customers don't realize this.
  • Don't forget that you have to coordinate schedules with your installers.  Most installers are not available tomorrow.  We usually need a week or so notice.  Sometimes we can fit things in a few days later, but not always.
  • It takes time to do the work.  Some jobs can be done in a day; some take several days. If you are refinishing hardwood, it can often take 5 days or so, including drying time.  And, you need to wait 4 days before moving in furniture.  You can't rush the drying time.

Now, I understand that money is often tight and I also understand that closings often get pushed back and there are many valid reasons for the rush/need to leave where they currently are (e.g. someone else is moving into current home, they are renting and lease is up, pregnancy etc.).  I hear this all time, and I get this.

Hardwood flooring in kitchen westchester NYBut, IF you are planning on doing renovations to the home, especially those that are better done BEFORE you move in (e.g. refinishing floors, putting in new floors, painting, etc.) it's best to plan ahead and make a conscious decision about move in dates.

Many jobs are MUCH EASIER and less expensive if done before you move in.  Refinishing your hardwood floors is a perfect example.  Here's why.

  • Refinishing hardwood floors requires that the floors are cleared - NO FURNITURE  on the floors duirng the entire process (which could last close to a week).  So, if you move in, you essentially need to move out again.  And, then back in again.  If you are going to do this work, it's an inconveniene; or, if you have the refinishing company do it, it will cost extra.
  • If you are refinishing main areas, and/or areas that include bedrooms or block entrance to the bedrooms (e.g. steps), you will need to do this while you are away - either during a planned vacation or else stay with family/friends.
  • Refinishing hardwood floors is often messy.  Yes, there are "dustless" systems (although nothing is 100% dustless), so it's better when you can do this before you move in so the dust doesn't get all over your stuff.  If you're sensitive to dust, it's best to do before you move in.  (And, then hire some to dust/clean which you prob. want to do before you move in, anyway).
  • Refinishing hardwood smells.  Plain and simple.  It's a much better experience when you are out of the house (and much better for your pets).  Trust me.

Refinish hardwood floors Westchester NYSo, often, refinishing hardwood floors AFTER you move in will be more inconvenient and cost you more money.  So, if you plan to do this, consider this and see if there are options to delay your move in dates (e.g. stay in current home longer, extend lease where renting, stay with friends/family, take your vacation before you move in).  You get the idea.  You may choose to move in early...but make the decision consciously.

Speak to a flooring company, such as Floor Coverings International, so that you understand what is entailed before it's too late. If possible, see if your real estate agent can let your flooring person into the house to measure and provide an estimate.  That way, not only will you be planning, but you have the option to pre-order the materials so they can be delivered right after closing and schedule the work.

For one of my customers, she is going to refinish one section of the home after she moves in (while they are on vacation at the end of the month)...But, she now knows to tell the movers where to put the furniture and where not to.  For another one of my customers, he will need to do the work after he moves in, and we will use prefinished hardwood so that they can still live there.  It only effects one room, but he knows not to put furniture in that room.

So, if you plan ahead, you can make smart decisions.

Interior ReDesign Tips in Palm Beach County- Are YOU the Master of your Bathroom? Try these 5 Easy Tips!

BathroomInterior ReDesign Tips in Palm Beach County- Are You the Master of Your Bathroom?  It doesn't matter what size your bathroom is, you can make it your own spa retreat.

You can follow these 5 inexpensive tips for an easy update to your bathroom.

Mirror, Mirror on the Wall-- let's face it, you look at this object every day, and through this you see YOU every day.  If it is desilvering (that creeping de-mirroring at the edge of your mirror) there are 2 things you can try:
                        1. Replace it- this is the easy way out and depending upon the age of your mirror, may be the best thing you can do, especially if you're planning on replacing the existing light fixture that is over the mirror.
mirror2. Frame it- depending upon your particular design, you may want to consider placing a frame around your existing mirror.  You can go to your local home improvement store and have a frame cut to fit, then paint or stain it to coordinate with your colors.

3. You can remove the large mirror that covers the whole wall and replace it with 2 mirrors over each sink.

You've Got to Have Some Pull- Faucets and other bathroom fixtures offer a quick and usually easy update to most any bathroom.  If you have brass fixtures, replacing them with any of the "new" looks such as brushed nickel or pewter can instantly update your area.  Don't forget to include any door knobs or pulls and towel bars in the area.

How Dry I Am!
-Unless you're a newlywed, if you're still using the towels you received as a wedding gift, it's time to treat yourself to some new towels.  Make them large, thirsty and fluffy!  Thread count does matter.

You've Got to Put Down the Ducky!-Why not art in the bathroom?  And I don't mean the cute little rubber ducky plaques.  Pick a wall, one that you may see every day and place a work that you enjoy seeing.  It doesn't have to be expensive.. it could be a framed poster that you bought just because you liked it.

art

Let Me Light the Way- first thing is to ditch the builder basic big round strip of lights that are above your mirror.  There are so many options now that while you're changing out your mirror, this is the best time to look at what's new. And, not only what's new but what works for your bathroom.  This is where you get ready to face the world. With the proper lighting, you can make sure the face the world sees isn't some aberration made up under fluorescent light.  Pendant lighting can be good if wall space is at a premium or if you do not want to damage any existing tile or mirrors, however, you need to use these with other lighting sources since they may not provide sufficient lighting alone.

Of course, if you really want to remodel your bathroom, you can start fresh with new flooring, paint,  and sinks and counter tops, but the above are quick and easy steps you can take now!!!

Interior ReDesign in Palm Beach County-What's Trending in Home Remodeling?

Much attention is paid to what's selling, short sales, foreclosures, home staging but what's trending in Home Remodeling?

remodeling kitchen

In the glory years of housing and a good economy remodeling often meant a total gutting of a room or rooms and building the State of the Art kitchen... one that any chef would envy.

But how has that industry been affected by the economy and where is it headed?

In an article by Mary Umberger, who covers Real Estate for the Chicago Tribune,  she speaks of where the Remodeling Industry may be headed.  Referencing Abbe Will, a researcher for Harvard University's Joint Center for Housing Studies, it seems that while the phones may be ringing in remodeling offices, customers are opting for a more practical approach.

remodeling kitchen

Instead of focusing on major  remodeling projects, homeowners have chosen to do only what was necessary... repairing roofs, upgrading their heating or cooling system, basic maintenance projects, especially if there were any plans to sell their house.

As of late, there has been a small growth in Home Improvement spending.   Analysts expect a 3.5% increase in home improvement spending per year in the coming years.

And as those homes that were in foreclosure settle in to the hands of the new owner, deferred maintenance projects, those projects that the previous owner did not invest in, will definitely be needed.

And just as our nation is aging, so is our housing inventory.  Not everyone will be living in a brand new home.  With some homeowners deciding to stay where they are, these homes will be in need of updating and repair.

Some in the industry have expanded into Mold Remediation and providing a more "GREEN" type of service... remodeling projects that are healthy to the environment.

What does all of this mean?  It may or may not mean anything to you, however in working with home owners, Buyers or Sellers, it's good to know where they may be headed regarding home improvement projects.  What's going to be important to a Buyer... perhaps a house where improvements have already been made.  For someone selling their home... knowing that any money they invest in their current home will be in only for what is necessary.  It may mean learning more about living or remodeling "green" so that you be knowledgeable in the latest projects.

Home Staging Tips in Palm Beach County- How To Add Value to Your Home.

Falling pricesHome Staging Tips in Palm Beach County- How to Add Value to Your Home.

Figures from Zillow cited in a recent South Florida Business Journal showed that South Florida Home Values fell 15.4% in 2010 about 10% higher than the national rate.

And about 46% of homes sold in December sold for a loss, again just over 10% higher than the national average. Since our peak in 2006, our home values have fallen 54.8%; more than 20% higher than the national average of 27%.

It may feel as if your home values are free falling and there's little you can do about it.  You may not be able to control the whole housing market BUT you do have some control over your home and its perceived value.

Two Tips to add Value to your Home

#1 REPAIR OR REPLACE- now's the time to take care of those pesky jobs that you've been putting off, otherwise known as deferred maintenance.

       - Replace worn or stained carpet, chipped tile, or faded wood floors
       - If you have plumbing or electrical issues call in a professional to address them.
-Don't forget your curb appeal- take care of overgrown trees and bushes, plants that have long ago served their purpose.
       - Screened in patios- Floridians know how our salt and sun can damage our screens.  Don't leave them flapping in the wind!

#2 UPDATE - Look at key areas of your house and update where you can.

        - Your kitchen is the focal point of your family life and that of a buyers.
Take a good look at your appliances, counter tops and lighting.  Any updates here will greatly enhance  your homes value.
         - Flooring- hardwood floors are in vogue but there are many more choices available today.
-Light fixtures- this is an easy update, especially if you're still living with the builder basics.
