Selling Your Home? A New Year's Resolution List for YOU!

If you plan on selling your house in 2011 here's a New Year's Resolution List to follow.  I know that most people end up making a list and then forgetting about it, or not even making a list at all but if you plan on selling your house in the coming year,  there are steps you can take to make sure you compete in the marketplace.

 

1. Make up your mind that you really want to sell your house and that you will do what it takes to sell it.  Putting your house on the market is never easy.  It involves lots of paperwork; reliving of fond memories; strangers going through your house and having your life disrupted.  And when you do decide to sell it, it is at this time that you must begin to think of your home as a HOUSE... a product to be marketed.

2. Enlist the services of a Professional Realtor, Home Stager, Home Inspector and Lender.  Consider them your team.  Yes many people have sold their home on their own but at some point in the process they sought the services of a professional.   Give yourself the best opportunity to compete in the market and also to have a smooth transition once it is sold.

And when you do choose your team, listen to them, whether it's about List Price, Decluttering or the repairs you need to make.

3. Vow to make your house white glove clean... every surface, behind, under and on top of every piece of furniture.  Every place visible to the eye and those that can't be seen.   Make a mop, bucket, soap, and elbow grease your friend.

4.  Tackle all of those repairs and house projects that you've been putting off.   You know the ones.... outdated light fixtures, chipped tile, leaky faucets.  We live with them on a daily basis, but NOT when your house is on the market.

5.  Pack up, Donate or Throw Away all of the excess in your house.  You're going to have to when your house sells, so why not do it BEFORE you list it.  Let your buyers focus on your house... its architectural detail, the "Liveability" of it... not all of the THINGS in it.

6. Do as much as you can to bring your house into the year 2011.   That means updating carpet if needed; taking down old wallpaper borders; removing light fixtures that scream the 70's.  Not every project has to make a huge dent in your budget but there are projects you can tackle that offer a better Return on Your Investment.

My Gifts to Sellers this Holiday!

If you're selling your home, whether it's here in Boca Raton, Florida,  Palm Beach County, or anywhere else across the country here are my Holiday Gifts to You. 

Surprise 

1. The ability to see the value in using a home stylist/stager to show your home at its best.   I think that if I had only one gift to give, this would be the one because once a Seller recognizes this, they're already a step ahead of everyone else.  
     Most Sellers make the mistake of continuing to think of their house as their home, not a product that must be marketed.  It takes an objective eye, preferably that of a Professional Home Stager, to be able to see the flaws as well as the highlights of your house.  

2. A ban on all white walls throughout your house; and the courage to use some color!  Before you list your house remember this... PUT DOWN the can of WHITE PAINT and consult with a Stager, Designer, your Realtor, or your local paint store to find out what you can do to add warmth and "Wow" to your house.  No, Buyers may not want to see bright chartreuse walls throughout the house, but all white (unless done very carefully) can be cold and even bland.

3.  Free moving boxes and ample storage for all of your EXTRAS!   You'll be moving very soon when your house sells so get a head start and pack up, throw away, or donate what you don't need.  Buyers are not buying your things, and most of my sellers get it.  But, they don't know what to do with everything they have.  Yes extra storage space can be costly, but so can having your house on the market for months and months!

4. A Magic Cleaning Fairy to make your home white glove clean!   Cleaning fairyNo matter the price point or location of your house, it needs to be clean!  That includes every space that can be seen and even those that can't.  Dirt is distracting.  It also signals to the Buyer that other regular maintenance items may not have been taken care of.  Don't derail the sale of your house because of a little dirt!

A Holiday Poem-Twas the Night Before Selling

Twas the Night before Selling
When all through the house,
Not a Creature was stirring,
Not even a mouse.
All the Tschotskes were scattered everywhere with no care
In hopes that the Buyers soon would be there.

The Children were resting all snug with their iPods
While visions of moving danced in their heads.
But the Sellers, you see, were losing their cool,
For they feared they'd forgotten all Good Staging Rules.

When out in the driveway their arose such a clatter,
They looked out their dirty window to see what was the matter.
Past the rooms full of clutter, down the worn stairs they ran.
Out their faded front door,  "Watch out for that Can!"

The sun shown bright light on their stained driveway outside
No flowers, just hedges and a lawn that had died.
But what to their wondering eyes should appear
But Room Service! Home Staging"She's here, have no fear!"

Just a little old Stager, so lively so quick,
"Let's get this house sold. Come on, Lickety Split!"
More rapid than eagles her orders came out,
As she gestured and shouted so there would be no doubt:

Selling Your House in Palm Beach County, Florida - 5 Holiday Decorating Tip!

If you're selling your house in Palm Beach County, whether it's Boca Raton, Boynton Beach, or Palm Beach, you'll want to follow these 4 Helpful Hints when decorating for the holidays.

Let's face it, without snow, falling leaves and cold weather, we South Floridians feel like we have to kick it up a notch when it comes to decorating for the holidays.  Why else would we string lights all the way up those tall palm trees, or cover our boats with lights and tin soldiers and float them down the Intracoastal Waterway in a parade.  We have to have something to remind us that it's the Holiday Season.

However, if your home is on the market, the same principles that apply to Staging a home will apply to decorating it for the Holidays.

1. Keep outdoor decorations simple. 

               -Keep wreaths in proportion to the size of the door and keep them simple.  Use seasonal greenery if possible.

               -Save your giant blow-up Santa or rotating Snow Globe for your new house.  These decorations are festive and cute at night when everything is lit up.  However, during the day, when most of your buyers will see your house, they just look like a lot of clutter in the yard.

2. Inside, rather than have lots of little items scattered throughout the house and covering every surface, opt for larger well placed items.   Try to pick items that coordinate with your colors.   As in all Staging, what you want to do is not detract or distract the buyers from being able to see all of the possibilities of your house.

Fill jars with solid color ornaments, fruit or spheres!

3.  Christmas Trees and Packages-  Chances are your family will be disappointed if you do not have a tree, especially if there are young ones in the house.  However,  a large Christmas tree often means moving furniture around to accommodate it.  And in doing so, you may interrupt the traffic pattern or make it difficult for the buyer to really see the space.  You may want to consider a small table tree instead.

Packages- Think safety!  Strangers will be in your home when you are not there.  You might consider wrapping "fake" packages and storing the real ones out of sight or even somewhere else. 

4. Items with a Religious Meaning- This is always your choice and you should feel free to celebrate and observe this or any other holiday in your own home.  However, if you are selling your house, keep the same staging principles in mind.  Keep it simple and decluttered. 

5. Candles- DO NOT light them before your house is being shown.  They're beautiful and offer a warm and homey glow but they're also a fire hazard.  If you want to add scent (but don't overwhelm), use diffusers, tucked away.

  If you're selling your home  in Palm Beach County, enjoy and celebrate but don't forget to Keep It Simple!

Better Than a New Box of Crayons! Sherwin-Williams 2011 Color Forecast

Sherwin-Williams has their 2011 Color Forecast out and I love all of the colors!

Home Stagers don't just move furniture around and tell Sellers to pack and declutter. If we're lucky, our Sellers will realize how important the color of their walls can be in selling their home. We're often asked to suggest colors that will enhance the architecture of the room and give the house an updated look that will appeal to most Buyers.

Many of us also offer ReDesign and Move-In Services as well, and color always comes up.  I for one am happy to see color back in the mix.  Yes, I still love the pop white trim can give a tan or khaki wall; but take a look at Dutch Cocoa (#SW 6032) or Mountain Road (# SW7743).  Or, what about an accent wall of Peppercorn (#7674)!

Delray Beach Holiday Parade this Saturday, December 11!

The Delray Beach Holiday Parade is this Saturday, December 11, 2010, and is back at night (6 PM). 

We may not have snow here in Delray Beach, Florida, but we DO know how to celebrate a holiday.  There's the St Patrick's Day Parade and the Halloween Parade;  Holiday Boat Parades along the Intracoastal Waterway and New Year's Eve First Night. 

There are no big balloons like the Macy's Thanksgiving Day Parade, but plenty of local pride, local floats, high school bands, twirlers and anything else you can think of for a parade.

The Parade will begin at 6PM at Atlantic Avenue and Venetian Drive and head west to NW 5th Avenue.

If you've never been to Atlantic Avenue in Delray Beach, or if you'd love to return to your childhood and experience a small town parade with a big town heart, then mark your calendar! 

While you're in the area, be sure to see the town's 100 foot high Christmas Tree at Old School Square.  There you can see Santa, skate in a "South Florida" ice rink and actually go INSIDE the tree!
